If your customer or REP is not able to create a CRL from your report, there are a few possible causes:
- PDF reports. Only HTML reports will work with CRL.
- Summary only document. Only full reports work with CRL. A summary only document will prevent CRL from functioning properly.
- Incorrect document type. If your document isn't classified as an Inspection Report, CRL may not function. To check the classification of an uploaded document, click Manage Rename above the report and make sure that Inspection Report is the selected document type, then save your changes. Note: If all of your uploaded reports are showing as the wrong document type, you'll need to change this in your software. Go to File Printing Options, click the document setting you normally use to upload to select it (click the text to highlight it blue) then click Edit. On the following screen, click the drop down in the top right to ensure that your document setting is Inspection.
The Create Request List (CRL) feature from HomeGauge was designed for real estate agents and home buyers to use to collaboratively build a list of requests based on the findings in your inspection report.
The requests made are between the buyer, the seller and the agent(s). Real estate agents already create these request lists, CRL just makes the process faster, easier, and less prone to error. Home inspectors have never been part of this process and CRL does not change that. Involving home inspectors in that process could potentially entangle them in legal disputes about the sale of the property. Home inspectors have never, and should never be involved in the real estate negotiation process.
How the CRL tool benefits home inspectors
- With CRL there is less opportunity for the agent to misconstrue your findings with their interpretation of what you said. The agents are allowed to add their own comments and requests to the list, but your original inspection report comments and findings are always shown. You are the expert, and you are the one legally responsible for your findings. HomeGauge absolutely does not allow anyone to change your words.
- CRL is a great marketing tool for you. Real estate agents love seeing they can create their request list directly from your report with CRL. It saves them time, effort, and standardizes everything for them. HomeGauge even provides a custom URL for you to use to show them just how easy it is.

My summary is all anyone see's for negotiating the deal. My full report comes several days later. I guess my question is: What good is this tool to me and my client if they can't use it with the summary???

Hello, Sorry to miss your article comment. Currently the CRL only works with full HTML reports on the Dashboard. There is an option when a customer or real estate pro clicks to make a CRL were they can choose all items in the report or only the summary items. That way they do not have to go through all of the items when building the CRL. Inspectors in these cases upload both the full report and the summary only so that the CRL is accessible to customers. I will email some examples of what that looks like to the customer.
Is there a way to add an item from the general report after the CRL has been created. The agent decided something that was not listed in the summary should now be added to the CRL.
Yes, When they go back to the CRL they will have the option to choose from All Items, or Summary Items Only. If they click All Items it will then take them to the first Item from the Report that was not already looked at. I can not send screen shots on this reply so I will email you as well.

Hi, got a bad issue. The CRL is great for either buyer or their Agent. No issue there ... The issue is either one's ability to "add" comments. Is there a way to prevent that or can HG create an "on - off" switch that the inspector can control? This is very important - I had a call from a seller - very angry - very distraught ... they said I wrote something that cost them the sale - they claimed I said that all electrical "had to be replaced" .. I would never had said that and in the last seven years I have never said that anyone "had to replace" anything. Any findings are always recommended to be further evaluated by a qualified and presently licensed contractor. The seller read to me what was written. I had to go back and "read" to her, verbatim of what I wrote and were it was ... after about 45 minutes on the phone ... I was able to calm her down. Still not a happy camper ... It is believed that it was the Agent that wrote it in the comments of the CRL as the client has not accessed the report as of this writing. This is a serious communication issue that needs to be addressed. Thank you for your time.

Do you know about how long ago that CRL was made? We have got similar requests in the past and that is why a few weeks ago we introduced a label to differentiate Customer Comment and Inspector's Comment. In the picture below the sample customer added the verbiage "This needs to be repaired immediately!" while the Inspector's Comment gives more detail. Let us know if this was present on your call and if you agree or not that it helps communicate the difference between comments.

How do I give this to an agent if I'm using public links through ISN?

The CRL is a web app that uses Report and Summary information from Reports uploaded to the HomeGauge Dashboard. At this time there is no other way for someone to use CRL other than through the HomeGauge Dashboard and uploaded Reports.
